BUILD TIME GUARRANTEE
Aveling Homes will provide a 48 week (240 working days) Build Time Guarantee between the stages of slab down to Practical Completion* subject to the following conditions:
- Applicable to Greenfields lots only, subject to Builders’ approval.
- Applicable to single storey homes from the Builders Standard Range (no custom designs). Any changes to the design must be approved by construction management prior to job submission for this offer to apply.
- Maximum contract value of $450,000.
- Guarantee Timeframe excludes the time required to install retaining walls, fencing, and landscaping.
- No owner supplied materials or works permitted.
- The following delays do not form part of the Guarantee Timeframe:
- Variations raised by the owner that delays construction.
- Any delay caused by the owner whatsoever e.g. delay in payment, owner uncontactable, owner delay in reselections.
- Unavailability of trades or materials beyond 5 working days.
- Force Majeure
- Delays caused by vandalism or theft.
- Inclement weather beyond 1 working day.
- If the home is under construction over the Christmas shutdown, an additional four weeks will be added to the Guarantee Timeframe.
- If the Guaranteed Build Time is not met and the above terms are satisfied, Aveling Homes will pay the client $500 per week (pro rata for any period less than 7 days) for up to a maximum of 10 weeks for every week that practical completion is delayed past the Guarantee Timeframe.
* Practical Completion is when building works are complete except for any omissions or defects (that are addressed at the pre handover inspection) which do not prevent the works from being reasonably capable of use.
PAY YOUR RENT WHILE WE BUILD
- The Discount is only applicable on selected models from the builder’s standard range.
- The rent-free promotion cannot be used in conjunction with any other promotion.
- The rebate is non-transferable, is not offered in conjunction with any other promotional offer and will replace any previous promotional offers. • Prices are subject to review and may change without notice.
- The Builder reserves the right to vary the terms and conditions of the offer in its absolute discretion.
- If the price hold period as per the Preliminary Works Contract (Annexure E) and HIA Building Contract (General Conditions, Item 6) is exceeded, the validity of the discount is at the discretion of the Builder.
HOUSE AND LAND FROM $475 PER WEEK DISCLAIMER
Principal & interest loan repayments of $475 per week have been calculated on a house and land price of $432,450 and a total loan amount of $345,960 using a variable interest rate of 5.94% per annum on a loan term of 30 years. Repayments are based on principle and interest payments on Basic Home Loan variable interest rate product and are current as of 16/08/2023. Fees & charges may apply including any applicable lenders mortgage insurance. Home Loan based off a 20% deposit, eligibility for the first home owners grant of $10,000, and does not include Fees.
